A new residential development along the Nerang River in Surfers Paradise is responding to the growing demand for wellness-focused living, with the completion of One Cannes by Marquee in collaboration with Plus Architecture.

Located in a quiet pocket just off the main activity zones of Surfers Paradise, One Cannes includes a range of health and lifestyle features across both the ground and rooftop levels of the building. According to the project team, the building has been designed with wellness as a central principle, targeting a market that increasingly values residential amenity and quality of life.

“With wellness now being the number one driver for high-end property purchases, our design for One Cannes puts lifestyle front and centre — quite literally, as residents and visitors are greeted by world-class wellness facilities the moment they step through the door,” said Plus Architecture Director Danny Juric.

On the ground level, residents have access to a yoga studio and gym that overlook the Nerang River and a 25-metre infinity-edge lap pool. The pool area includes private cabanas and direct water views, situated approximately 20 metres from the riverbank.

A second set of recreational amenities is located on the rooftop. These include private dining and lounge areas, BBQ facilities, and flexible work-from-home options such as a business lounge and private offices. The rooftop level is designed to accommodate a shift in post-pandemic living preferences, catering to residents who combine home and work life within the same environment.

“By doubling the recreational spaces across two levels and positioning them as central to the resident experience, we’ve created a development that aligns perfectly with what today’s discerning buyers are seeking — a home that enhances their quality of life through thoughtfully designed spaces for wellness, relaxation, and connection,” said Marquee Development Manager Doug Bourne.

All 84 apartments across the 17-storey development have been sold. Interiors reflect a European-influenced coastal aesthetic, with the development’s name drawing inspiration from the French Riviera.

The building is located on Cannes Avenue, a residential-only street set back from the denser parts of Surfers Paradise but still within reach of local amenities and transport links.
