New Boutique Development Planned for Brisbane’s Bayside

A new development known as Enclave by Brisbane-based developer DeMartini Fletcher has commenced marketing in Brisbane’s bayside suburb of Wynnum.

The development which is located on the site formerly accommodating the old Wynnum Library features a variety of mixed dwellings.

Project Breakdown:

  • x23 two bedroom apartments
  • x28 three bedroom apartments (including x4 two level terraces)
  • 9 three bedroom, three level townhouses

Designed by Ellivo Architects, the project includes a resident’s only pool and rooftop recreation deck featuring a BBQ area, seating areas as well as a boardwalk which connects the buildings and townhouses together.

CBRE Residential Projects Managing Director said that the project quietly commenced marketing two weeks ago and has already sold 25% of apartments, primarily to local owner occupiers who reside in the area.

“Enclave represents a quality not yet seen in the Wynnum-Manly area, with take up being well and truly above our expectation from local buyers looking for a quality interior fixtures and resort style amenities.”

“Wynnum is also widely considered to be a new property hotspot and is seen to be a pocket of undersupply.”

Director of Ellivo Architects Mason Cowle said the brief was to design a premium product that would appeal to the discerning owner occupier market.

“The emphasis was to design a landmark development that would be considered iconic for years to come. The site’s shape and elevation influenced the creation of three distinct buildings, each orientated towards the spectacular bay views.”

“While each building has its own unique characteristics, they are all connected by complementary architectural elements which tie the project together. We have been able to achieve all of this while providing great amenity, including a unique boardwalk designed to connect the homes to the pool area, that draws its inspiration from the Wynnum Mangrove Boardwalk.”

Mr Barratt said prices for a 2 bedroom, 2 bathroom apartment at Enclave start at $480,000, with 3 bedroom apartments starting at $649,000 and three storey townhouses from $930,000.

“We have a stunning sales gallery located on site with amazing Moreton Bay views and a sample kitchen built. Buyers should act now and book an inspection in order to secure first choice of apartment.”
