A development application has been approved for a two storey commercial building at 163 to 171 Lutwyche Road, Windsor, introducing seven new tenancies to a long-vacant site within the Lutwyche Road corridor. The project, known as Future Space Windsor, replaces land that has remained unused since major transport infrastructure works were completed in the area.

The approved development consists of seven commercial tenancies ranging from approximately 218 to 253 square metres, with permitted uses including office, health care service, showroom and veterinary service.

According to the architectural plans, the building adopts a contemporary appearance formed from exposed concrete tilt panels with curved elements, floor to ceiling glazing and a series of arches that define the main frontage. White brickwork is incorporated at ground level, with vertical trellis structures and containerised planting used to soften the presentation to Lutwyche Road.

Due to the steep verge and existing transport-related infrastructure, direct pedestrian access from Lutwyche Road is not feasible. Bryden Street therefore becomes the primary access point, featuring a landscaped forecourt, a defined pedestrian entry and a dedicated deep planting area created through a land dedication requirement. Cascading greenery at the upper level and landscaped beds along the frontage form part of a subtropical design response that aims to improve the interface between the building and the street.

Inside, each tenancy provides a flexible open plan layout with polished concrete flooring, stone benchtop kitchenettes and full height bathrooms with showers. Seventeen on site parking spaces, including a PWD bay, are located at the rear with access from Bryden Street. Visitor bicycle parking and screened refuse storage are also incorporated.

The application identifies structural constraints created by the Airport Link and Northern Busway tunnels located beneath the site. These restrictions prevent basement excavation or additional storeys, informing the modest two storey height and shallow foundation system adopted in the design.
