Brisbane-based developer Mosaic Property Group has recorded strong pre-sales at its latest residential project, The Carter, located in Kangaroo Point. Before officially launching to the public, the 22-storey development has already secured over 85% of available residences, totalling more than $205 million in sales.
Positioned on a 2,124m² site on Linton Street, The Carter follows the success of Mosaic’s neighbouring project, The Bedford. That mixed-use development is now under construction and nearing a full sell-out, contributing to heightened demand for Mosaic’s follow-up offering in the area.
The Carter enters a precinct experiencing rapid transformation, supported by both public and private investment. With multiple infrastructure upgrades and significant revitalisation plans in motion, Kangaroo Point is emerging as one of Brisbane’s most closely watched inner-city suburbs. Mosaic’s continued presence in the area forms part of a broader intensification of high-end residential development responding to these changes.
Designed in collaboration with long-time Mosaic partner BDA Architecture, the development comprises 125 large-format apartments, with a focus on delivering generous internal layouts supported by a suite of high-end resident facilities. Apartment configurations range between two and three bedrooms, with finishes tailored to an owner-occupier market.
A rooftop recreation level will include a pool, steam room, cold plunge, sauna, teppanyaki bar, private dining space, and landscaped terraces. Additional resident amenity includes a commercial-grade gym and a cinema room that doubles as a golf simulator. According to the architect, the rooftop’s orientation and landscaping were designed to frame panoramic views across the suburb’s traditional housing fabric and toward the city skyline and Brisbane River.
Sales to date have been dominated by Mosaic’s existing customer base, with the majority of purchases coming from repeat buyers and referrals. The developer attributes this pattern to buyer confidence in its delivery track record and its integrated approach to development.
According to Mosaic, interest in The Carter has been evenly split between investors and owner-occupiers, with a slight majority favouring the latter. Many purchasers are said to be drawn not only by the project’s elevated offering and location, but by the developer’s long-standing emphasis on project execution and consistency.
The strength of early demand has enabled Mosaic to bring forward construction, which is now underway ahead of schedule. The project is being delivered in-house by Mosaic’s ISO-certified construction team, which forms part of the group’s fully integrated business model. Final apartments, which were withheld from early release until construction commenced, are now available to the market. Pricing starts from $1.3 million, with completion expected in early 2027.
Mosaic’s Managing Director and Founder, Brook Monahan, described the project’s sales momentum as a reflection of broader market sentiment and the importance of trust in the current development environment.
“Buyers aren’t just choosing layouts or views,” he said. “They’re choosing certainty. We’ve never gone back to a buyer and asked for more money. Nor have we compromised on quality or cut corners despite escalating costs. That kind of consistency is rare, and it’s a responsibility we take seriously.”
The company said it has deliberately structured its business model to manage volatility and maintain delivery standards. It attributes strong repeat buyer rates to this approach, supported by a long-term involvement in projects even after settlement. Mosaic also manages the body corporate and asset management of its delivered buildings.
According to Monahan, the company’s pipeline strategy is designed to align with buyer expectations and broader market shifts, rather than reacting to short-term demand fluctuations.
“We prepare for the market rather than chasing it. That means making the right calls on site selection, timing, and scale – and being confident in how we deliver,” he said.
The Carter forms part of what Mosaic describes as one of its most active development years to date. In 2025 alone, the company has completed $390 million in projects, with a further $1.2 billion currently under construction. Another $1 billion worth of projects are expected to commence within the next 12 months across Brisbane, the Gold Coast, and the Sunshine Coast.
Founded in 2012, Mosaic has delivered over 65 projects with a total value exceeding $2 billion. The group’s end-to-end model spans site acquisition, design, construction, marketing, sales, and property management. It employs more than 250 staff and works with over 2,000 consultants and subcontractors across South East Queensland.
