A development application has been lodged by Mosaic Property Group for a 37-storey residential tower at 91 Montague Road and 6 Bouquet Street, South Brisbane, within Brisbane City Council’s Kurilpa Sustainable Growth Precinct.

According to Bureau Proberts, the tower’s design adopts a slender, sculpted profile framed by green vertical ribbons, distinguishing it from neighbouring buildings and reinforcing the evolving riverside skyline. The six-level podium includes a mix of podium apartments and parking concealed by lush planting, while the upper tower floors capture panoramic views of the Brisbane River and CBD.

A publicly accessible pocket park beneath existing fig trees is proposed along the site’s western edge, offering shaded seating, artwork, and creative lighting. This space forms part of a wider strategy to improve public access to the Riverwalk and activate the riverside frontage.

The rooftop recreation deck spans two levels, featuring a pool, gym, wellness precinct and outdoor dining areas designed to create a resort-style experience for residents while maintaining a high level of landscape integration across every level.

Mosaic Property Group is a Brisbane-based developer known for its design-led, vertically integrated approach that spans acquisition, construction and long-term management. The company has delivered a number of high-quality residential and mixed-use projects across inner Brisbane and the Gold Coast, including The Mowbray in East Brisbane and the $310 million Bedford project in Kangaroo Point, which combines 128 apartments with a full-line Woolworths and ground-floor retail. Mosaic is also progressing a proposed 23-storey residential tower at 73–83 Linton Street, Kangaroo Point.

The development forms part of a broader two-tower development, with a second stage tower planned on the adjoining site for a later date. The development application includes only one render at this time. More renders will be added as they become available.

    Given the housing supply shortage, they should really be making it 87 stories with 479 apartments.
