A development application has been submitted by Barber Property Group for the construction of a 15-storey development housing medical suits and a hotel.

Located at 375 Wickham Terrace, Spring Hill, directly opposite Roma Street Parklands, the project has been designed by architectural firm Archerfield.

The design drawings refer to the building as ‘Wickham Private Medical & Hotel’ and include two lobbies on the ground floor, one for the medical suites and the other for the hotel component.

A ground floor cafe, hotel conference facilities, gym, and pharmacy are indicated in the proposed development application floor plans.

A rooftop recreation deck is also proposed which would include a pool, sun deck, and bbq facilities. The landscaping on this project has been designed by Lat27.

Project rundown:

  • Developable Site Area 1,370sqm
  • Uses: Street Building – Food and Drink Outlet, Function Facility, Shop (chemist), Health Care Service, Short-term Accommodation (lobby)
  • Tower – Health Care Service (Level 4 – Level 9), Short-term Accommodation (Level 10 – Level 15)
  • Health Care Service – 5,307sqm
  • Retail (Shop / Food and Drink Outlet) – 186sqm
  • Function Facility – 97sqm
  • Short-term Accommodation – 46 units (dual-key apartments). 5 × studio units, 6 × one (1) bedroom units, 23 × two (2) bedroom units, 12 × three (1) bedroom units

  • Ground-level landscaping: 150sqm (11%)
  • Communal open space: 364sqm (Hotel, including communal area on level 10 and rooftop) 272sqm (Health Care)
  • Private open space: Short-term accommodation balconies vary in size from 3sqm – 29sqm. Total of 324sqm of private open space for short-term accommodation
  • Car Parking: 70 car spaces and 1 Ambulance layby bay. All car parking is accommodated in two levels

According to the development application, the Arkhefield design intention for this project is to generate a high-quality design outcome that unique and specifically responds to the site characteristics and context on Wickham Terrace and Lilley Street, and of the broader Spring Hill locality.

“A distinctive and contemporary architectural design is proposed for the new building. The development is sensitive to the adjoining heritage building, with the design achieving a massing and incorporating design features that respect the Theosophical Society Building.”

“The development maintains existing views to the heritage building when viewed from the north along Wickham Terrace, and provides a subdued background for the heritage place when viewed from the south along Wickham Terrace.”

The existing site currently accommodates a three-story concrete commercial building and adjoining heritage building known as ‘Theosophical Society Building’.
