A look inside an iconic development in the Fortitude Valley – now approved and experiencing strong demand.
Brisbane Development has new perspective shots of Mclauchlan & Ann which is now approved, view new artists illustrations below. The project which is the epitome of mixed use is currently experiencing a huge surge in interest from both interstate and local investors and owner occupiers.
Laing O’Rourke, the Developer and Construction company behind McLachlan & Ann plans to build a mixed use project including two residential towers and one commercial tower with heights ranging from 21, 12 and 10 levels high. The development was submitted on (18/09/2009).
The development precinct will comprise of approximately 3,500m2 of retail on the ground floor which will house a mixture of convenience, fashion and food & beverage offerings. While the commercial tower, situated on the Ann Street frontage will comprise of 12 levels and over 17,000m2 of Net Lettable Area (NLA). The commercial tower floor plates range from 1,582m2 to 1628m2 of NLA.
The residential tower is on the corner of Connor Street and McLachlan Street and will comprise of 234 one & two bedroom apartments over 21 levels. There is also an approval for a 10 level residential building on the McLachlan Street frontage.
A Recreation Deck (seen to the right) with an area of approximately 800m2 will be located on the 3rd floor above the retail between the Ann Street commercial tower and the Mclachlan Street residential building. It will be accessed via a footbridge from the 3rd floor of the Connor tower.”
The precinct will help improve urban density levels in the Fortitude Valley while adding additional much needed residential supply for inner-Brisbane. McLachlan & Ann is designed by renowned architectural firm Fairweather Proberts.
