Brisbane-based developer GCAP Property is set to deliver a new chapter in Gold Coast apartment living with its upcoming $100 million Hamilton Avenue project in Surfers Paradise.

Recently approved by Gold Coast City Council, the 18-storey development at 12–14 Hamilton Avenue will comprise just 20 ultra-luxury residences, marking a shift toward more considered, boutique-scale design in the heart of Surfers Paradise.

Positioned on an 805-square-metre site just 80 metres from the beach, the project offers uninterrupted ocean views and direct proximity to the Gold Coast Light Rail, Northcliffe Surf Club and the retail and dining precincts of both Surfers Paradise and Broadbeach.

According to GCAP Property Director Adam Philps, the project has been designed for owner-occupiers seeking both scale and sophistication.

“Hamilton Avenue represents our commitment to creating spaces that are deeply considered – homes with scale, character and enduring quality,” Mr Philps said.

“This project reflects our philosophy that true design excellence comes from collaboration, expertise and a willingness to challenge the norm.”

DKO’s design language for the tower departs from the light, minimalist coastal palette often associated with Gold Coast architecture. Instead, it embraces a Manhattan-inspired, modern Art Deco influence, characterised by warm timbers, natural stone, bronze detailing and rich textures.

Each full-floor apartment will feature expansive living and dining zones, a 25-metre ocean frontage, and finishes designed to offer a timeless sense of luxury. The two-level penthouse, spanning approximately 460 square metres, will include a private rooftop pool, cellar, spa facilities and the flexibility to incorporate a golf simulator.

Podium-level amenities will centre on wellness and leisure, featuring an ocean-facing pool, gym, sauna, steam room, ice bath, treatment spaces and a private dining area with BBQ facilities.

The project is being marketed by One:PM, with Senior Sales Executive Simon Worthington noting strong early interest from local and interstate buyers.

“Hamilton Avenue is resonating with buyers who want more than the standard coastal apartment – it’s for those seeking style, scale and a sense of home in a world-class location,” Mr Worthington said.

GCAP Property will deliver the project in partnership with national construction firm APGC Group, combining their shared focus on design precision and build quality.

The development is expected to commence construction following the official sales launch later this year.
