A development application has been lodged by Finegrain Group for a 39-storey residential tower at 37-41 Peel Street, South Brisbane, located on the prominent corner of Peel and Merivale Streets within the Kurilpa Sustainable Growth Precinct.

The proposal, known as Peel Street Residences, has been designed by Koichi Takada Architects with landscape architecture by Arcadia. The development aims to contribute to Brisbane’s inner-city skyline with a subtropical design response inspired by the twisting form and resilience of native eucalyptus trees.

Located within walking distance of the Queensland Cultural Centre, Fish Lane and South Bank Parklands, the project is positioned to take advantage of the area’s strong transport connectivity and cultural amenities. The site sits within the Kurilpa Sustainable Growth Precinct, which encourages high-density, subtropical design outcomes that contribute to Brisbane’s evolving inner-city identity.

According to Koichi Takada Architects, the tower’s organic form is inspired by the twisting trunks and textures of native gum trees, creating a sculptural presence that responds to both its natural and urban surroundings. The form subtly twists as it ascends, orienting views toward the Brisbane River and city skyline, while the façade integrates cascading vegetation and shaded balconies to achieve a subtropical design language.

At the ground level, a landscaped podium provides 393m² of publicly accessible open space, activating both Peel Street and Merivale Street with retail uses and green forecourt areas. The podium also includes vertical greenery and green walls that soften the interface with the street.

The development features 1,126m² of communal open space, including:

  • Rooftop pool and wellness centre
  • Outdoor gym and shaded seating areas
  • Resident lounge, dining and wine rooms
  • Cinema and podcast rooms
  • Landscaped recreation decks and terraces

The rooftop design has been conceived as a “sanctuary in the sky”, framed by greenery and panoramic city views. According to the architects, the rooftop crown has been conceived as both an architectural and social focal point for the development. It functions as a sculptural termination to the tower while providing a communal sanctuary for residents.

Arcadia Landscape Architecture’s design incorporates 1,534m² of landscaped area, including 155m² of deep planting (8.4% of site area) and a green plot ratio of 83%.

The landscape strategy uses native planting and subtropical tree species to provide shade, reduce heat gain and improve visual amenity throughout the podium and rooftop levels.

The site falls under the Kurilpa Sustainable Growth Precinct – Temporary Local Planning Instrument No. 2 of 2025, which supports higher-density residential development and public realm activation near Brisbane’s cultural district. The proposal complies with the TLPI’s overall outcomes, promoting subtropical architecture, public art and active street frontages.

This development application supersedes a previous approved 30-storey BTR residential tower application which was proposed by the Electrical Trades Union of Queensland (ETU) back in April 2022.
