A new eight-storey social housing development has been proposed for 65 and 67 Boundary Street, West End. The project, which seeks approval through the Ministerial Infrastructure Designation process, would deliver 56 apartments across a single building, providing long-term housing for vulnerable individuals as part of the Queensland Government’s QuickStarts QLD program.

Lodged by SH Boundary Street Pty Ltd and The Trustee for K2H Development Trust, the proposal includes a mix of 35 one-bedroom and 21 studio units. The development is to be managed by Bric Housing, a registered community housing provider based in Brisbane that currently manages more than 1,000 affordable homes across South East Queensland.

Designed by Hayes Anderson Lynch Architects, the building would rise eight storeys to a maximum height of approximately 27.5 metres and include a single lift (lift-to-unit ratio 1:56). Each apartment includes a private balcony, with layouts meeting either Gold or Silver Liveable Housing standards to ensure accessibility.

The development incorporates secure entry and a ground-floor forecourt that includes parking, bike storage, a flexible-use room, and a bin enclosure. A total of 13 car parks and 29 bicycle spaces are proposed.

The site spans 1,138m² and is located within the South Brisbane Riverside Neighbourhood Plan area, zoned HDR2 High Density Residential. The proposed built form sits below the maximum 15-storey height permitted under the current zoning and is intended to provide a scale transition between nearby 30-storey buildings and lower-density properties to the west.

A landscape plan by The Landscape Group proposes deep planting zones at the rear of the site, along with new street trees and boundary planting to soften the building’s interface with Boundary Street.

The MID process allows for assessment of essential community infrastructure outside the standard Council development application framework. If approved, the proposal would proceed as accepted development under the Planning Act 2016. Construction is proposed to begin following approval, with a target completion date before mid-2027. The total estimated value of the project is approximately $34 million.
