A development application has been submitted to Brisbane City Council for a new eight-storey residential building at 104 Swann Road and 68 Adsett Street, Taringa.
The application, lodged by Njord Wind Pty Ltd and designed by Nettletontribe, proposes the demolition of existing dwellings on the site and delivery of 24 apartments in a stepped, cascading built form that responds to the site’s ridgeline topography.
According to the architects, the design concept references international and local projects on steeply sloping sites, including Frank Lloyd Wright’s Fallingwater, Clifton Terraces in South Africa and Shaun Lockyer’s Mossman in Noosa.
The proposal features a cascading form with stepped setbacks to reduce building bulk, orient apartments to the north, and maintain privacy to adjoining properties. While the building rises to eight storeys at its highest point, it presents as six storeys to Swann Road due to the natural slope.
The development incorporates a central landscaped “green spine” between wings of the building, private open space for all apartments, and a communal rooftop with multiple outdoor zones including dining terraces, BBQ facilities, a fire pit and sun lounges.
