A new boutique residential project in Palm Beach has officially launched, with approvals secured and construction readiness already in place. Named Pescado, the $50 million development by YLB Property Developments is set to deliver seven luxury residences, including a two-storey penthouse retained by its founders, Paul and Chloe Fisher.

Located at 228–230 Jefferson Lane, the eight-storey building will feature six full-floor apartments and a two-level penthouse, designed in collaboration with BDA Architects. In a move not often seen in high-end boutique projects, local builder HNKN has already been appointed to deliver the project, signalling a readiness to proceed without delay.

International DJ Paul Fisher, who co-founded YLB alongside his wife Chloe, said the project draws heavily on their global experiences and deep local roots in Palm Beach.

“After weeks on the road, all I can think about is getting home,” said Mr Fisher. “That feeling of calm, of being fully present, is what we want to bring to Pescado.”

Each residence will include three bedrooms and three bathrooms, with open-plan layouts and indoor-outdoor integration. Prices start from $5.25 million.

The development will include a suite of lifestyle-focused amenities such as a resort-style pool, gym, cold plunge, and outdoor dining and entertaining areas.

“Palm Beach is part of my DNA, and that’s reflected in Pescado’s design, which captures the natural rhythm and energy of the coastline – it’s wavy and groovy, just like my music,” Mr Fisher added. “Pescado is not just another luxury development – it’s a deeply personal project for us. We’re not just building this place and moving on; this is our forever home.”

Interior design has been led by Chloe Fisher, who has drawn inspiration from their homes in Los Angeles and Ibiza.

“Pescado’s interiors are designed to blend elegance with comfort to ensure it feels like a home, not just a house,” she said. “We’ve stayed in some of the most beautiful homes around the world, and yet, often we find that the high-end design doesn’t always translate to practicality. We wanted to ensure that every aspect of Pescado was purposeful and considered.”

BDA Architects director Darren Greenaway said the project’s architectural language was intended to echo the experience of transitioning from busy, urban life into a peaceful retreat.

“Pescado reinterprets the Gold Coast’s coastal vernacular with modern influences, using crafted brickwork, travertine, and expansive, light-filled spaces to ensure lasting elegance,” said Mr Greenaway. “Our goal was to incorporate a fluid, organic curvature into the façade so that when people look at Pescado, they experience the same sense of serenity they would watching the ocean.”

Sales for Pescado are now underway and are being handled exclusively by Pezet Matheson.

“Pescado’s craftsmanship, prime location, and exclusivity will set it apart in the Palm Beach market,” said Jayde Pezet, Managing Director of Pezet Matheson. “As interest in high-end, low-density residences continues to grow, Pescado is expected to become a defining addition to Palm Beach’s landscape – offering both prestige and enduring value.”
