A minor change application has been lodged by Liv Residential Pty Ltd for the amendment of an original 13 storey residential application located at 28 Robertson Street, Fortitude Valley.

The general envelope of the development has not changed, with the 4 storey podium and 13 storey height remaining.

According to architects Rothelowman, the new design aims to enhance the connection with Robertson Street, particularly with a new incorporation of an outdoor garden/laneway.

  • Internal reconfiguration of Basement Levels to Roof Top Level (change to unit type, layout and size, change to lift, lift lobby and stairs)
  • External changes to facade to address internal reconfigurations and improve building
    articulation and appearance
  • Alterations to car parking, bicycle parks, plant and storage (103 car parks approved and 118 car parks proposed – 15 car park increase)

  • Increase of commercial (non-residential) Gross Floor Area on Ground Floor Level and
    Mezzanine Level (88.3m² approved and 337m² proposed – 248.7m² increase)
  • Introduction of an outdoor garden/laneway off Robertson St
  • Increase of private non-residential space for residents on Ground Floor Level and Mezzanine Level
  • Decrease of number of units proposed (126 Units1 approved and 89 Units proposed – 38 unit decrease)
  • Change to private rooftop recreation areas (inclusion of pool, reconfiguration of outdoor BBQ area, plant equipment and amenities, the inclusion of additional landscaping)
  • Alterations to landscaping and gardens beds to soften built form and streetscape edge
    (specifically relevant to Ground Level, Level 3, Level 9 and Roof Top/Sky Terrace Level)

Common Areas

A new laneway is proposed which is set to feature catenary lighting along arbour-like archways spread along the laneway. Located at the end of the laneway is another concept which has been introduced called ‘The Oculus’.

Designed as a central gathering space for residents and their guests as a focal point of the laneway. A feature spiral staircase is suggested to provide an experiential journey between the two levels.

On one side of the space, terraced seating facing a large curved screen for a cinema type viewing experience displaying video artwork is proposed. Vertical vegetation would also link the two floors together, based by a central lawn.

A rooftop recreation area has been reconfigured from the original application. The new design features a timber pool deck with sun lounges and umbrellas, alfresco dining for residents, garden beds and a formal dining area.
