A new low-rise residential development is set to bring 60 family-friendly apartments to Brisbane’s inner north, with construction commencing on ‘Arca’ in Stafford despite no pre-sales, an uncommon move signalling high developer confidence in the city’s middle-ring apartment market.

Developed by Red & Co and marketed by TOTAL Property Group, the Arca project would offer a mix of generously sized two and three-bedroom apartments across three levels. All units will include lift access and two secure basement car parks per dwelling, a feature rarely seen in similar-scale developments within 7 kilometres of the CBD.

Arca is being pitched as an attainable option for those priced out of Brisbane’s inner city, with apartments expected to start from under $1 million. This price point, combined with larger layouts and family-oriented design, is expected to appeal to both downsizers and growing families seeking low-maintenance, well-connected housing.

We understand the demand for well-designed, family-friendly apartments continues to grow and Arca is designed to meet that demand with quality, scale and liveability in mind.

Arca has been designed with long-term liveability and gentle density principles in mind, incorporating landscaped outdoor spaces and resident facilities including a swimming pool, communal barbecue area, sunlounge zone, and outdoor dining areas. In total, the development would provide 255 square metres of communal space.

According to Red & Co, Arca aligns with the ShapingSEQ 2023 Regional Plan’s goal of increasing housing diversity in low-rise formats that are sympathetic to existing neighbourhoods.

“With just three levels, extensive landscaping and thoughtful planning, Arca delivers increased housing diversity in a way that enhances the local urban fabric,” said Ben Woolhouse from Red & Co. “It supports the goals of the ShapingSEQ 2023 Regional Plan, particularly around creating low-rise establishments that complement existing neighbourhoods.”

TOTAL Property Group’s Adrian Parsons also noted the demand from specific buyer segments.

“We’re seeing increasing interest from families and downsizers who want apartment living without compromising on space or amenity,” Parsons said. “Arca presents a rare opportunity to buy into a well-connected suburb just 7km from the CBD, with two car spaces, lift access, and generous communal areas designed for long-term liveability.”

The name ‘Arca’ is derived from the project’s architectural theme of arches, which feature throughout the contemporary design of the building. The site spans 4,023 square metres, with nearly 60 percent site cover.

Balmain & Co is a Melbourne-headquartered construction and development firm with a rapidly expanding Queensland presence. The Queensland division, led by Stuart Schneider, holds an open QBCC licence and delivers across residential, commercial, civil, and infrastructure sectors.

  • Arca Stafford: Currently onsite in Stafford, this $38 million three-level, 60‑unit complex includes a secure basement, modern finishes, and high liveability design. Expected completion in Q4 2026.
  • Poinciana House at Bernborough Ascot: A seven-level retirement living development next to Doomben Racecourse, part of Brisbane Racing Club’s masterplan, featuring 53 independent living units with luxury amenities. Completion expected early 2025 .
  • Linacre Rise, Melbourne (QLD division involvement): Basement excavation and suspended structure works underway as of February 2025.
