A development application has been submitted by the Roman Catholic Archdiocese of Brisbane for a medium-rise 8-storey commercial development located at 58 Morgan Street and 25 James Street, Fortitude Valley.

The proposal seeks the establishment of A-Grade commercial office building adjacent to St Patricks Church to the north-east of the site.

According to the application, the development will allow for the retention of the Gothic designed St Patricks Chruch and would not impact on the significant fabric of the church or the significant external elements.

“The proposed development allows for the appreciation of the site’s history and namely St Patricks Church, providing an unmatched historical backdrop to such an area through the establishment of the expansive plaza on the ground floor.

Through the establishment of the proposed development, it will provide for the increased awareness and visitation of the church and will also assist in facilitating the future restoration or other conservation works to the place.

These works will assist in ensuring St Patricks continues to remain as a long-standing form of Gothic Architecture and within suburban Brisbane. Additionally, the limited street presence beyond the immediate view from Morgan Street is to be retained and enhanced as part of the development.” – Urbis.

The proposed design allows for an opening at the ground floor plan, extending to a suspended concrete slab which is elevated to the third level of the building in order to maintain the view corridor from James Street.

The suspended slab will be supported by angulated columns in order to provide the required structural support while also providing for articulation to the built form.

  • Gross Floor Area (GFA): Office: 12,554m², Retail/Community Use / Function Tenancy and EOT: 550m², Roof Deck Circulation: 166m2
  • Net Site Area: 10,690m2
  • Site Cover: 22.80%
  • Building Height: 8 storeys plus rooftop level not defined as a storey / 48.3m
  • Car Parking: 132 basement car parking spaces, 3 PWD spaces
  • Bicycle Spaces: The proposed End-of-Trip Facilities at the ground floor level will provide
    for 88 bicycle spaces for staff, 27 visitor bicycle parks

As part of the development, an expansive plaza area is proposed with the inclusion of the void and protection of the view corridor through to St Patricks Church from James Street.

The rooftop recreation deck will provide building users with a covered court, olive tree courtyard, sunken courtyard, seating and plantings.

    Two obvious problems with this proposal…

    1) access to the underground parking amenity via Connor Street requires navigation of FOUR tight radius turns. Access via Morgan Street has a support pillar in the middle of the road! Good luck with that!

    2) this site has always been a problem for the Valley because it limits access for pedestrians to transit between Berwick and McLachlan streets. The best option for the community would be a site which opens up access for pedestrians and I’d like to see the possibility of a Robertson St connection here some day as well.
