A development application has been submitted by Maria Louisa Tapper for the construction of a boutique five storey commercial building located at 39 Commercial Rd, Newstead.

Designed by Sparc, project features a noticeable unique brick facade fronting Commercial Road which is a nod to the architectural vernacular of the brick warehouses and industrial character of the Newstead area.

“Less than 250m down Commercial Rd in Teneriffe is an imposing four storey brick warehouse, Queensland Primary Producers Woolstore. The brick influence of Newstead and Teneriffe’s industrial heritage is a strong part of the identity of the area.” – Sparc

The design also mixes in a series of planters at the front which feature cascading plants and would give the building an forward looking green podium, inspired by Brisbane City Council’s Buildings that Breathe guidelines.

“This blend forms a narrative grounded in place echoing the identity of Newstead’s industrial past while at the same time reflecting a contemporary character responsive to the ongoing redevelopment.” – Sparc

The building will also feature a climactically responsive design which allows cross ventilation though every floor with operable windows on both sides providing unhindered flow of cooling air.

  • Sustainability: Natural ventilation on all levels, rooftop terrace. There is no planned provision for rooftop solar on this project.

A large rooftop terrace area featuring city views is planned as well as a BBQ and dining space, with generous landscaping to the surrounds.
