Aria Property Group has submitted a development application for a striking new 20 storey residential tower located at 66 Hope Street, South Brisbane.
A detailed design competition was held by Aria which involved Koichi Takada, Elenberg Fraser, DKO and DBI. The winning design which was presented to the Lord Mayor and Planning Chair in 2018 was Koichi Takada.
According to the development application, the proposed development comprises an iconic building of the highest design excellence, which aims to embody an art piece in the skyline.
The design encapsulates sculptural balconies and curved spines which work they way from the ground level, culminating in a dramatic crown-like pergola at the roof of the development.
The art theme of the development also continues to the podium levels with a large public artwork proposed to be installed on the Hope Street frontage.
The development application states that final details of the exact artwork are unknown however Aria is intending to allocate well in excess of the standard 0.25% project cost to the artwork to ensure a striking form is presented to the street.
The DA also states that the apartments in this proposed development are targeted at the downsizing owner occupier, not the investor market. This is supported strongly by the higher proposed ceiling heights, floor to floor glazing and extensive recreational amenities.
A combined art gallery and residential lobby is proposed as the building’s entrance, featuring artwork above. The awnings, at 6m above the footpath aim to create a grand impression for the artwork gallery.
Timer-look battens also have a suspended glass sheet providing weather protection while still allowing dappled light to penetrate the space below, creating patterns similar to the rooftop pergola.

The rooftop recreation deck on level 21 comprises of a city side infinity pool with sun lounges and sunken seating lounges. An outdoor kitchen and bbq, as well as dining area, yoga lawn, outdoor gym and gardens, are proposed.
Creative Lighting
The facade’s proposed feature ribbons will include LED strips from street level, all the way up to the crown-like pergola.

I like the design, but why does this development need so many car parks when it’s less than 5 minutes walk from South Brisbane train station and the Cultural Centre bus station, and less than 10 minutes walk from the Queen Street Mall?
The upper floors look well-designed, but the street level and podium present a dead wall to the street. The car park entrance is huge and the podium looks like it is filled with parking. This is not an active street frontage and breaches several parts of the planning scheme requirements for Hope Street. Given BCC is hopeless at getting good urban design outcomes I expect it will be approved anyway.
