Student Accommodation Towers Proposed for 97 Elizabeth Street

A new DA has been submitted by El Camino Priority I Pty Ltd for a new 25 and 32 storey towers comprising primarily purpose built premium student accommodation.

The towers combined would have a total of 919 rooms (including 374 single occupancy units).

Features of the proposal include ancillary areas such as level 24 outdoor terraces with barbecue, yoga and pool deck, recreational media and games rooms, multi-function rooms, and study spaces.

The development incorporates a proposal for the redevelopment and revitalisation of the Elizabeth Arcade. The arcade will continue the existing cross block link between Elizabeth and Charlotte Streets, while providing opportunities for high quality retail and dining.

While the residential component of the development is for students, the retail and dining will be of a high calibre, catering largely to the surrounding employees, permanent residential community of the Brisbane CBD and general visitors to Brisbane. The proposal incorporates an internal laneway network with ten retail tenancies which has the potential to adjoin the laneway currently only used for servicing for the adjoining sites to the west on Elizabeth Street.

The inclusion of this in the proposal potentially unlocks a new, authentic laneway when the adjoining sites undergo redevelopment. As this laneway is privately owned it is not proposed to make this connection as part of this application.

To support the objectives in the City Centre Neighbourhood Plan around the discouragement of private vehicle usage in the City Core, no car parking is proposed.

The proposal does incorporate significant space of bicycle parking, with an area of 122m2 and capable of accommodating 145bikes. According to the DA, car parking within the development is simply not required to support a student accommodation use given the location of the site within the City Core and abundance of public transport options.

The project is the CBD’s fourth purpose build student accommodation project after the Brisbane City Council’s.
