A development application has been submitted by Leishman Property Pty Ltd for the construction of an eight storey commercial building located at 166-180 Breakfast Creek Road, Newstead.

The development would also comprise of a ground floor retail arcade, childcare centre, day spa, healthcare service and gym.

Designed by Arkhefield, the development is located adjacent to Bunnings Warehouse Newstead and proposes to be “a mix of retail, business and commercial activities”.

“The combination of the office, shop, food and drink outlet, function facility, healthcare services, childcare centre and indoor sport and recreation uses will contribute to the mix of uses within the Breakfast Creek Precinct.”

“The Breakfast Creek Precinct has undergone significant revitalisation over the past five (5) years, with the development of Bunnings and Mercedes Benz. The proposed mix of uses will complement and balance the recent development outcomes and provide for finer grain activity that will encourage greater pedestrian movement along Breakfast Creek Road and Ross Street,” – Development application.

The development, which is wedged between Bunnings and Mercedes-Benz Autohaus, plans to activate Ross Street as well as Breakfast Creek Road with varying sized retail spaces between 78m2 and 1,495m2.

  • Total All Landscaping Area: 3008m² (landscaping by Arcadia).
  • Total Commercial Tower GFA: 18,910m² (Levels 3 to level 8)
  • Total Retail Area: 4,410m2
  • Total Building GFA: 23,465m2
  • Total Parking: Standard (Commercial) = 320, Small Car = 16, PWD = 7, Motorcycle = 98, Bicycle = 183

“The tower has an irregular form that creates an interesting and varied built form outcome for the site. The tower includes a deep recess in the centre of the frontage to Breakfast Creek Road, creating a “U” shaped form, increasing access to natural light,” – Archefeld.

According to the development application, the project will contribute to the mix of land uses and will create a range of employment and activation opportunities that will complement the recently delivered development outcomes in the precinct.
