A new DA has been submitted by Pointcorp for 458 Brunswick Street, Fortitude Valley. The application is a re-cut of the existing approval for a short-stay accommodation tower.
There are several key changes from the previous iteration of the scheme; the most notable of these being an increase in the number of short-stay units from 77 to 128 units. The additional units have been achieved by reducing the size and internal configuration of the building, as opposed to increasing the height or bulk of the approved seven storey tower.
Interestingly, the new scheme entails a smaller building envelope. This reduced bulk is the result of increased setbacks to Brunswick Street as well as the the north-west and south-east alignments. The former has been accomplished through the removal of the balconies; the latter a consequence of two units being setback from the main building line.
The reduced building bulk will combine nicely with the 1,135 sqm of ground floor retail accommodation to help retain the human scale of Brunswick Street and provide a welcome addition to the street’s vibrant retail culture. The Cottee Parker scheme also includes a large 463 sqm open rooftop deck.
A new copper façade will offer a distinctly modern architectural chic that, at first, feels at odds with the typical, pre-war character of Brunswick Street development. However, the use of earthy tones, timber, and an inviting retail frontage offers a much needed sense of cohesion with the adjoining, heritage listed Lennon’s Grocery Store.
