A development application has been lodged with Brisbane City Council for a twin-tower residential project at 71-85 Cleveland Street, Stones Corner, directly opposite the Stones Corner District Centre.

Named Vivo, the 20-storey mixed-use development by Cleveland Projects would deliver 320 apartments across two 18-storey residential towers on a shared podium, with two ground-floor commercial tenancies activating the Cleveland and Zillah Streets corner. The project has been designed by Ellivo Architects with landscape architecture by Cusp and town planning by Urban Strategies.

The proposal involves consolidating seven existing land parcels, spanning from 71 to 85 Cleveland Street, to create a 4,251 m² development site. The existing buildings, which include two dwelling houses, a commercial office in a former dwelling and three 3-storey apartment buildings, would be demolished to make way for the new towers.

Vivo is designed to be delivered in two stages. Stage 1 involves construction of the southern tower along with half the podium and basement structure, followed by Stage 2 completing the northern tower and remaining infrastructure.

Four basement levels provide 547 car parking spaces, broken down as 482 resident spaces (including 3 accessible), 48 visitor and 17 commercial. Above, the 1-2 storey podium houses building services, communal amenities and the two commercial tenancies at ground level.

The apartment mix offers genuine diversity, 127 one-bedroom units (40%), 65 two-bedroom (20%), 120 three-bedroom (38%) and 8 four-bedroom apartments (3%). Eight lifts service the two towers at a ratio of 1:40.

Two commercial tenancies totalling 224.9 m² front Cleveland Street at the corner of Zillah Street. Potential uses include food and drink outlets, office space and retail, connecting to the established Stones Corner commercial district directly across the road. The tenancies share an outdoor terrace with feature planting to create an activated streetscape.

Communal facilities are spread across the podium and rooftop levels and include a pool, gymnasium, rooftop gardens on both towers, dining and seating areas, BBQ facilities, community gardens, a function space and a dedicated dog run. The Level 1 podium open space totals 2,895 m² of communal area, while combined private open space across all apartments reaches 5,287 m².

The sustainability strategy includes rooftop photovoltaic solar arrays with two dedicated PV switchboards, two 10,000-litre rainwater harvesting tanks serving air conditioning condensers, EV-ready parking bays with at least 14 designated charging stations and future expansion capacity, and 205 bicycle spaces (164 resident, 41 visitor).

The landscaping scheme by Cusp achieves a green plot ratio of 33–36% with 465 m² of deep planting (10.9% of site) and 1,495 m² of total landscaped area featuring subtropical species and canopy trees. A dual refuse chute system in each tower supports waste diversion.

Urban Strategies’ planning assessment describes the site as being in “an area undergoing significant transition in land uses, density and height” given its proximity to the CBD, Stones Corner, nearby employment hubs and established public transport networks.

The site sits within the High Density Residential (HDR2, Up to 15 storeys) zone under the Eastern Corridor Neighbourhood Plan’s Stones Corner Residential Sub-Precinct. The proposal seeks height uplift to 20 storeys, which has been discussed across three pre-lodgement meetings with Council since July 2025.

Public transport access is strong, Stones Corner Busway Station is nearby, with Buranda Railway Station and Buranda Busway Station within walking distance. The Princess Alexandra Hospital and Woolloongabba employment hubs are also close at hand.

Why does it have to be so ugly, can we use some more building materials other than just concrete and glass. At least glad the concrete

High Density Residential (HDR2, Up to 15 storeys) zone under the Eastern Corridor Neighbourhood Plan’s Stones Corner Residential Sub-Precinct.
If this is the zoning, it was done for a reason. Why do we need to have 20 stories??? There will never be enough carparks for all the tenants and subsequent retail/office space, so the street congestion levels will be high. Don’t be naive and think only one car per person! Shadows of the buildings will be huge over the landscape so will have bigger dark areas. Over 500 units and 482 car spots…bit tight.
    Bigger is not always better!
