Developer Cedar Pacific in partnership with the Queensland Government has submitted a development application for a 475 apartment build-to-rent tower located at 50 Quay Street, Brisbane City.

The partnership represents a collaboration of the Queensland government and the private sector to deliver 5,600 additional social and affordable homes across Queensland by 30 June 2027.

Cedar Pacific has been selected to deliver a 475-home development on the site of the former Children’s Court under the Government’s build-to-rent pilot project.

Treasurer and Minister for Trade Cameron Dick said up to 250 of these apartments in 50 Quay Street will be available at a discounted rent subsidised by the state.

“Our partnership with private investment manager Cedar Pacific will transform the site into a new residential complex available only to renters, supporting around 200 local construction jobs.

“These affordable rental homes will enable more inner-city workers such as emergency services and hospitality staff to live closer to their jobs, meaning less time traveling and more time with their families. 

“Work on site is projected to commence by the end of 2023, with residents moving in during 2027.

“The three developments now being supported by our Build-to-Rent Pilot Project in the Brisbane area will deliver more than 1,200 new dwellings, of which up to 490 will be provided at discounted rent.”

According to the architects Nettleton Tribe, the concept design for the BTR project at 50 Quay Street has been designed to maximise amenity for its residents.

“The design proposes 3,420m2 of common areas dispersed throughout the lower levels of the development between Quay Street and Coronation Drive, as well as offering a rooftop recreation area for residents. All common spaces provide unimpeded views of the Brisbane River to maximise the liveability of the project with common areas equating to over 7m2 per unit.”

The development provides 3,420m2 of communal space within the podium and on the roof level.

Specifically, the following communal spaces are proposed as part of the multiple dwelling:

  • Cinema, games area, dog spa and breakout space (Ground Level)
  • Gym (Level 1-2)
  • Co-working space (level 3)
  • Pool, common room, barbeque facilities, outdoor dining and private dining room (Level 31)

The proposed development includes a food and drink outlet at Level 4, accessible to the cross-block link and building foyer.

  • Site Area: 3,727m2
  • Height: 32 storeys / RL 111.45m
  • Apartments: The primary use of the proposed building will be a built-to-rent multiple dwelling. The multiple dwelling component comprises 475 apartments on Level 5 to Level 29. The multiple dwelling includes a mix of apartment typologies, including:
    • x75 studio apartments
    • x250 one-bedroom apartments
    • x125 two-bedroom apartments
    • x25 three-bedroom apartments
  • Each unit is provided with functional private
  • Elevators: x5 elevators (lift-to-unit ratio of 1:95)
  • Retail: Small ground floor cafe along a newly created cross block link from Quay Street to Coronation Drive
  • Communal Space: Ground floor includes dog spa, communal games and cinema, meeting rooms. Level 1 includes communal gym. Level 3 includes communal co-working space. Level 30 includes communal lounge area. Level 31 (rooftop) includes pool, sun deck, bbq areas, sauna, seating areas (indoor and outdoor).

Cedar Pacific CEO Bernie Armstrong said the company would draw on its experience of developing and operating communities in partnership with Essence Communities to deliver a successful build-to-rent project at 50 Quay Street.

“The location of this project, together with the Roma Street precinct station, will be transformational for this part of Brisbane, which will likely see significant further renewal,” said Mr Armstrong.

“The Queensland Government’s innovative public-private partnership is a model we would like governments across Australia to embrace as it provides institutional investors an attractive investment opportunity in an emerging sector whilst delivering a social benefit to fulfill their ESG objectives” said Mark de Medici, Cedar Pacific’s CFO.

Hutchinson Builders have begun demolition work on the site ahead of its pending approval with council.
