BPG Developments has secured Development Approval for a 15 storey residential tower at 16 to 22 Maud Street, Newstead, marking the company’s largest project to date and its first in the inner north riverside suburb.
The $250 million project would deliver 103 two and three bedroom residences on a 2,430 square metre site assembled from three separate industrial titles. The site sits approximately three kilometres from the Brisbane CBD and within walking distance of the Brisbane River, in a pocket of Newstead transitioning from former warehouses and industrial sheds to medium density residential development.
Designed by Plus Studio for BPG Developments, the proposal draws on the adjoining heritage listed Goldsworthy and Perkins Boot Factory, reinterpreting its arched openings and brick datum lines in a contemporary masonry inspired form.

According to Plus Studio Principal Chrisney Formosa, the intent was to create a building that honours the precinct’s industrial character while establishing a new benchmark for this emerging riverside neighbourhood.
The design establishes a strong masonry inspired podium at street level, with deep arched openings framing views into a planted garden lobby. The podium would define a consistent street wall and pedestrian scale, while landscaped edges and informal seating aim to create a more permeable and activated public realm.
A double height retail tenancy has been carved out at the corner, designed to suit a future café or hospitality use and visually reconnect the site with the neighbouring heritage building.
Above, the sculpted tower rises from the base with softened corners and fine slab edges. A delicate metal screen proportioned to echo traditional brick repetition introduces depth and privacy to the façade while allowing permeability and filtered light. Elevated planting is threaded up the building, visually linking podium and rooftop and reinforcing its subtropical character.

The residential offering is focused entirely on larger two and three bedroom apartments, with expansive balconies extending living areas outdoors. Layouts have been oriented to capture natural light, cross ventilation and long range views across the river and city skyline.
Crowning the building is a rooftop wellness level spanning approximately 1,380 square metres. Amenities would include a magnesium lap pool, cold plunge, sauna, steam room, yoga deck, gym, outdoor dining areas, fire pit and lounge spaces designed to capture panoramic views of the Brisbane River and CBD skyline.
For BPG Developments, the project represents a significant milestone. The family run builder developer currently has a pipeline of almost $500 million across Brisbane and the Gold Coast. Led by Nick Parr and Glen Williams, the company operates as an in house builder developer, planning and delivering its projects directly.
With Development Approval now secured, BPG Developments is expected to progress toward a market launch in early 2026, further signalling the continued evolution of this former industrial pocket of Newstead into a new inner urban residential address.
